1 物業(yè)小區(qū)管理系統(tǒng) 摘 要 隨著城鎮(zhèn)人口居住的集中化加劇，傳統(tǒng)人工小區(qū)維修管理模式逐漸跟不上時代的潮流。這就要求我們提供一個專門的小區(qū)住宅維修管理系統(tǒng)，來提高物管的工作效率、為住戶提供更好的服務(wù)。因此我就根據(jù)這一需求設(shè)計了此住宅小區(qū)維修管理系統(tǒng)來解決這些問題。通過此系統(tǒng)我們能減少管理員、住戶、維修人員的工作量及工作量，提高工作效率。 小區(qū)物業(yè)管理系統(tǒng)是典型的信息管理系統(tǒng) (MIS),其開發(fā)主要包括后臺數(shù)據(jù)庫的建立和維護以及前端應(yīng)用程序的開發(fā)兩個方面。對于前者要求建立起數(shù)據(jù)一致性和完整性強、數(shù)據(jù)安 全性好的庫。而對于后者則要求應(yīng)用程序功能完備 ,易使用等特點。因此本人通過對小區(qū)物業(yè)管理的調(diào)查、了解后，對 MS SQL Server2000數(shù)據(jù)庫管理系統(tǒng)、 SQL 語言原理、 Java 進行了較深入的學(xué)習(xí)和應(yīng)用，主要完成對小區(qū)物業(yè)的以下幾個項目的管理：住戶管理、住戶投訴管理、住戶報修管理、物業(yè)設(shè)備維修管理、停車場管理、物業(yè)收費項目管理、物業(yè)收費管理。系統(tǒng)運行結(jié)果證明，本系統(tǒng)能夠基本滿足住戶、小區(qū)工作人員以及管理員三方的需要。 關(guān)鍵詞 : SQL 語言原理 ；物業(yè)；物業(yè)管理； 信息系統(tǒng) 2 Abstract With the increasing concentration of urban population live in traditional maintenance and management of artificial cell gradually catch up with the times. This requires us to provide a dedicated residential housing maintenance management system, to improve the efficiency of property management, provide better services for residents. So I designed according to the needs of this residential district maintenance management system to address these issues. With this system we can reduce the manager, tenants, maintenance staff workload and improve the work efficiency. The development of this system includes both building and protecting its database behind and developing its application program before. To the former one, it needs to build a database， which could keep the application program communality and safety. And to the latter one, it needs the application program to have good function and to be easy to use.
